A New England island along with the home that's on is up for sale for the bargain basement price of $339,000.

Duck Ledges Island is located northeast of Bar Harbor along the coast of Maine, and features unobstructed views of the Gulf of Maine.

"There is no better place to spend the weekend in the world," the listing for the island in Addison, Maine, says.

"The ledges surrounding the island are loaded with seals for constant entertainment," the listing says. "As it has no trees, it offers views of nature that you can't find anywhere else."

The seller is requiring any prospective buyers to stay at least one night on the island to prove that they can "rough it" there.

It's located just one mile from the mainland, as the crow flies, and the listing says the island has "good anchorage and good landing points at any tide."

The 12-year-old cottage on the island is 540 square feet, has a small kitchen and one bedroom that is accessed by a ladder. It has no septic or sewer system, which means buyers will need to use an outhouse.

"It's paradise in summer," the seller told WCVB. "The cottage is well constructed and just a few feet from sand beaches on both sides."
